How much does it cost to build a house using SIPs?

SIP costs vary depending on project size and complexity. Indicative pricing is based on three categories — simple, mid-range and architecturally complex — with each project assessed individually.

How much it costs to build a house using SIPs depends on the type and complexity of the project.

After over a decade designing, manufacturing and installing SIP houses, we typically group projects into three categories to help give an indicative guide:

Simple structures
Limited glazing, no feature windows, storeys stack directly.

Mid-range architecturally designed homes
Some feature windows, stacked storeys and a small number of architectural features.

Architecturally complex structures
Cantilevers and larger amounts of additional structure.

Years of project data have been used to create these comparison prices. They are intended as guidance only — every project is different.

All prices include design, engineering, manufacture and installation on site of the SIP system, including:

  • SIP external walls and roof

  • Internal load-bearing and non-load-bearing walls

  • Intermediate floors and floor decking

  • Additional structure such as steel or glulam

  • Cranage

Using a typical 200m² two-storey house as a guide, costs are approximately:

  • Simple structures: £45,000 – £55,000

  • Mid-range: £55,000 – £65,000

  • Architecturally complex: £65,000+
